How Are Americans Affording $500,000 Homes on Average Salaries?
How are Americans buying $500,000 homes on average salaries? In many cases, the answer is builder incentives.Major homebuilders like D.R. Horton and Lennar now control much more of the buying process, from construction to mortgages, title services, and insurance. To keep homes moving, they can offer huge incentives and temporary mortgage-rate buydowns that make expensive houses look affordable. But those lower payments don’t last forever. Once the subsidy ends, buyers face the full mortgage rate, while property taxes, insurance, and other costs keep rising. Some homeowners are already spending more than half their income on housing, and growing numbers of recent mortgages are underwater.
The house may be affordable today. The real test comes when the teaser rate disappears.
