A isenção acabou: FIIs e FIAGROs serão taxados.
Com a regulamentação da reforma tributária, foi vetada a isenção para fundos imobiliários (FIIs) e FIAGROs.
Agora, eles devem taxados como empresas, pagando os novos tributos IBS e CBS, que substituem ICMS, ISS, PIS e Cofins.
Na prática, os impostos vão atingir receitas como aluguéis e vendas de imóveis, que antes eram livres de tributação e permitiam distribuir mais dividendos.
Ainda não foi concretizado o valor da alíquota padrão desses novos tributos, mas especialistas estimam uma alíquota efetiva reduzida, que pode chegar a mais ou menos 8,4%.
Ou seja, se um fundo recebia R$ 100 mil em aluguéis, vai pagar cerca de R$ 8.400 em impostos, sobrando R$ 91.600 para os investidores.
As prováveis consequências?
Menos dividendos no bolso dos cotistas e possível queda no preço das cotas.
Com mais de 75,2% de participação, as pessoas físicas são protagonistas no mercado de fundos imobiliários.
São pessoas comuns, que, tijolo por tijolo, buscam construir renda passiva para o futuro.
